Rules
Clear guidelines that keep Duncan Court a safe, comfortable, and harmonious place to live. These policies apply to all residents and visitors.
Noise & Quiet Hours
- Quiet hours are from 22:00 to 07:00 daily — keep noise to a minimum during these times.
- Music, television, and social gatherings should be kept at reasonable volumes at all times.
- Construction, drilling, or noisy renovations are only permitted between 09:00 and 17:00 on weekdays.
- Respect your neighbours — if they can hear it through the walls, it's too loud.
Visitors
- Residents are responsible for the conduct of their visitors at all times.
- Overnight guests may stay for a maximum of 7 consecutive nights; longer stays require management approval.
- Visitors must be accompanied by a resident when using communal facilities.
- Large gatherings (10+ people) must be notified to building management in advance.
Facility Usage
- Communal areas (lounge, gym, co-working zone) are open from 06:00 to 22:00 daily.
- Wipe down equipment after use in the fitness studio.
- Do not remove furniture or equipment from communal spaces.
- Book the communal lounge in advance for private events through building management.
Waste & Recycling
- Dispose of household waste in the designated refuse bins on each floor.
- Separate recyclables (paper, plastic, glass) into the marked recycling bins.
- Do not leave rubbish in corridors, stairwells, or communal areas.
- Bulk items (furniture, appliances) must be arranged for collection with management.
Parking
- Park only in your designated parking bay. Visitor parking is clearly marked and limited.
- Do not park in emergency access lanes, loading zones, or other residents' bays.
- Visitor vehicles may park for up to 24 hours; longer stays require a temporary permit.
- Report any parking violations or suspicious vehicles to building management.
Security & Access
- Do not grant building access to unknown individuals via the intercom system.
- Keep your unit door and windows locked when unattended.
- Report any security concerns, broken locks, or faulty access points immediately.
- CCTV operates in communal areas for the safety of all residents.
Smoking
- Duncan Court is a smoke-free building — no smoking inside units, corridors, or communal indoor areas.
- Smoking is permitted only in the designated outdoor smoking area.
- Electronic cigarettes and vaping are subject to the same policy.
- Disposing of cigarette butts anywhere other than designated bins is prohibited.
Pets
- Pets are not permitted at Duncan Court, with the exception of registered assistance animals.
- Requests for assistance animal accommodation must be submitted to management with supporting documentation.
